<b>Pool Heating:</b> Pool can be heated for an additional $100/day (2-day minimum). Spa heating is complimentary. When requesting a reservation, please indicate if you would like the pool heated. When pool heating is requested please be aware that when using the SPA pool heating is paused as it uses the same water heater.

<b>Indoor TV’s:</b> All indoor TVs are Google TV’s that both support Airplay and Chromecast so you can easily stream music or videos from your phone.

We want to provide a pleasant experience for you and we expect the same from our guest. 1. Pool/patio/Neighborhood quiet hours: 10pm-7am, please do not gather outside including the front of the home after these hours. Quiet hours are observed daily from 10:00 p.m. to 7:00 a.m. ○ City of Frisco Chapter 54, Article IV Code of Ordinances prohibits noise disturbances (any unreasonably loud or disturbing noise in the city, which is offensive to a reasonable, prudent adult). Following list includes, but is not limited to, activities that can create unreasonable loud or disturbing noises in violation of City.

2. 4 vehicles MAX at the home at any time. 2 vehicles park in front of the home and 2 at rear entry driveway. Do not block mailboxes or park at neighbors’ homes. (Violation of this could result in your vehicle being towed).

3. NO PARTIES OR EVENTS, only guests allowed on premises. No loud music around pool that will travel to neighbors day or night.

4. Do not tamper with pool equipment or remove the pool sweeper/vacuum from the pool. Any tampering with the pool equipment will result in a $150 minimum fee.

5. You must clean the grill with provided grill brush if you use it. A $35 grill cleaning fee is applied if grill is not cleaned.

6. NO SMOKING inside the home of any kind. Smoking is allowed outside — please dispose of butts appropriately and be respectful to neighbors.

7. No running, no diving, no glass or any other breakables in pool area. We have all plastic wear (including wine glasses) for outdoor use.

8. Swimming & Pool Use • Swimming in the pool is guest’s sole responsibility and kids must have adult supervision at all times. There is no child gate around the pool. • No lifeguard on duty — swim at your own risk. • Pool Heating: Available for $100 per night with a 2-night minimum. Must be requested at least 24 hours in advance; same-day activation is not guaranteed. • Shared Heater: The pool and spa share the same heater, so only one can be heated at a time. • Spa Heating: Complimentary, but should not be run continuously, as extended use will stop the pool’s filtration system. • Lotions & Oils: Do not wear heavy body lotion or oils in the pool or spa, as these damage water quality and filtration. • Rinse before use: Please shower off sunscreen, dirt, or sand before entering to help keep water clean.

9. VERY IMPORTANT: We live in a quiet neighborhood; if noise becomes intrusive the neighbors will contact host/co-host. If noise continues, neighbors will contact local police. If police are called to the property for disturbance after 10pm, I will give you a final warning and on a second occurrence your reservation will be cancelled by Airbnb/host/co-host (with no refund and you will leave property immediately).

10. Household items (linens, *duvets/pillow shams, sheets, towels, remote controls, utensils, dishware, etc.) are not to be removed from the property. Damage or theft will be deducted from the security deposit or claimed against you from Airbnb.

11. Guests and all members assume all risks of property loss or damage and physical injury, accident, illness, or death that exist or may exist in connection with use or occupancy of our property.

12. No pets allowed.

13. Climbing wall in kids’ bedroom is the guest’s sole responsibility and kids must have adult supervision at all times.

14. Trash & Recycling: Cans must be placed at both ends of the driveway at all times, one on each side to ensure enough space for the collection truck to grab each bin. Trash must be bagged and placed inside bins only. Overflow or loose trash left outside will result in a $75 disposal fee.

15. Sauna Rules (Adults Only) • Adults Only: Sauna use is restricted to guests 18 years and older. No children or teens are permitted. • Capacity Limit: Maximum 2–3 people in the sauna at one time. • Health & Safety: Guests with heart conditions, high blood pressure, respiratory issues, or other medical concerns should consult a doctor before using the sauna. Pregnant women should avoid sauna use unless approved by a medical professional. Do not use the sauna if under the influence of alcohol, drugs, or medications that impair judgment or increase overheating risk. • Usage Limits: Maximum recommended session is 15–20 minutes at a time. Always cool down and rehydrate between sessions. Sleeping inside the sauna is prohibited. • Hydration & Items Allowed: Drink water before and after sauna use. Only plastic water bottles are allowed — no glass or breakables inside the sauna. • Clothing & Hygiene: Shower before entering to remove lotions, oils, or pool chemicals. Swimwear or a towel wrap is required. Lotions or oils are not permitted inside the sauna as they damage the wood and equipment. • Operation & Heater Use: Do not tamper with sauna controls or electrical components. Only clean water may be poured over the sauna stones — never oils, alcohol, or other substances. Use the provided ladle/bucket to sprinkle small amounts of water; never dump large quantities at once. Do not place, cover, or hang items on the heater. • Respect & Conduct: No food, no alcohol, and no glassware in the sauna. No roughhousing, loud music, or disruptive behavior. Keep the sauna door closed during use to maintain proper temperature. • Assumption of Risk: Sauna use is at your own risk. By using the sauna, guests accept all risks of health effects or injury.

Pest & Bug Control Our property is professionally treated on a regular basis for pest and bug control. While this helps minimize insects, please note that we cannot guarantee a completely pest-free environment, as mosquitos, ants, flies, and other outdoor insects are common in Texas and may be present in or around the home. We provide preventative services and encourage guests to keep doors closed and use repellents when enjoying the outdoors.
