🏡 House Rules – Please Read Carefully

No parties, events, or unregistered guests are allowed on the property at any time.

🌴 OUTDOOR RULES

1️⃣ NO GLASS OUTSIDE
To protect guest safety, absolutely no glass is allowed outdoors. We provide plenty of plastic drinkware for your convenience.

2️⃣ NO SMOKING ANYWHERE ON THE PROPERTY
Smoking, vaping, or any form of tobacco, marijuana, or similar products is not permitted inside the home or anywhere on the property, including the yard, pool area, patio, and driveway.
Evidence of smoking will result in additional cleaning and deodorizing fees.

3️⃣ NO RUNNING OR DIVING IN THE POOL
For your safety and to prevent injuries, no running or diving is permitted anywhere near the pool.

4️⃣ NO FOOD OR DRINK INSIDE THE POOL
Food and beverages in the water damage our filtration system. Please keep all food and drinks out of the pool.

5️⃣ DO NOT TAMPER WITH POOL EQUIPMENT
Do not adjust or remove the pool vacuum or any pool hardware. Tampering will result in a minimum $150 fee.

6️⃣ UMBRELLAS MUST BE CLOSED WHEN NOT IN USE
Winds can be strong. If an umbrella is left open and becomes damaged, guests are responsible and may be charged a $150 replacement fee.

7️⃣ POOL FLOATS
Please return floats to the garage and hang them on the wall hooks after use. Floats left outside can blow away and may result in replacement fees.

8️⃣ OUTDOOR PROJECTOR
When finished, please raise or retract the projector screen so it is not left down.

9️⃣ STANDALONE SPA — MUST BE TURNED OFF, COVERED, AND KEPT CLEAN
This home includes a standalone spa. To keep it clean, sanitary, and functioning properly:

• Always turn the spa OFF when you are finished
• Always close and secure the spa cover after use
• No oils, lotions, bath products, or sunscreen residue in the spa
– Please rinse off before entering
– These products cause severe buildup, clog filters, and require excessive cleaning
• Guests may be charged additional cleaning fees if oils or residue damage the water clarity or system
the spa is on. Please turn the spa off after use to help keep the pool clean.

1️⃣0️⃣ QUIET HOURS: 10 PM – 7 AM
This includes the pool, patio, front yard, and driveway.
City of Frisco Code (Chapter 54, Article IV) prohibits any unreasonable or disturbing noise.

Important: This is a quiet neighborhood. If noise becomes intrusive, neighbors will contact us.
If police are called and noise continues after a warning, your stay may be cancelled without refund and you may be required to leave immediately.

🏠 INDOOR & HOUSEKEEPING RULES

1️⃣1️⃣ HOUSEHOLD ITEMS / LINENS
Do not remove linens or household items from the property. Missing or damaged items will be charged to the security deposit or invoiced through Airbnb.

1️⃣2️⃣ TRASH COLLECTION — THURSDAY
Curbside trash and recycling pickup occurs every Thursday.
Please roll bins to the curb by 7:00 AM if your stay includes Thursday morning.

• Space bins at least 3 feet apart
• Ensure lids fully close (overflowing bins are not collected)
• All trash must be secured in bags
• Items outside the bin will not be picked up

If you are checking out on a Thursday, please ensure bins are set out.

⚠️ LIABILITY NOTICE

1️⃣3️⃣ GUEST ASSUMES ALL RISK
All guests and visitors assume all risks of property loss, damage, injury, illness, or accidents related to the use of the home, pool, spa, and outdoor areas.

1️⃣4️⃣Outdoor Amenities
Our outdoor amenities (outdoor projector & screen, spa, and heaters) are provided for your enjoyment and must be used safely and responsibly.

• The outdoor projector and screen must be turned off and protected when not in use or during windy conditions
• Please turn off all outdoor amenities when finished using them and cover them up

Damage caused by improper use or failure to follow these guidelines may result in charges for repair, replacement, and installation costs, in accordance with Airbnb’s policies.

🐾 Pet Policy
Pets are not permitted on the property at any time. This includes dogs, cats, and all other animals.

Unauthorized pets may result in additional cleaning fees, damage charges, and/or cancellation of the reservation without refund, as permitted by Airbnb policy.
